This just in - new roof to be installed, work begins this weekend

The Seller has decided to go ahead and replace the roof and gutters now. Roofing will be completed by a licensed contractor. Work begins this weekend. Repair work will include any necessary replacement and painting of fascia, sheathing, and framing members. A 3-tab composite roof will be installed. Gutters will be 5” galvanized half rounds with 3" round downspouts.

I've been doing a check in with all of my marketing for this fabulous home for sale and found on Zillow's site, although they have the pictures from my listing of it for sale using Postlets.com, they do not have it listed for sale on Zillow (although they did advertise the open houses).

I also found that their current "Zestimate" is above the seller's asking price.

I can't believe it! After receiving an offer on the property and discovering some repairs that needed to be done (some new foundation posts and a new vapor barrier were installed), the home went back on the market but August was a quiet month.

My thought is that in August everyone was on their "last chance" vacation. September rolls around and BINGO there were three showings just on Tuesday, Septebmer 1st. Autumn is a magical time!
